The acquisition-level Property Condition Assessment or Report is a more intensive property analysis entirely customizable to buyers and sellers who need in-depth analysis of an acquisition property and all its systems and components.

WHAT IS THE DIFFERENCE BETWEEN ACQUISITION-LEVEL AND ASTM-LEVEL PROPERTY CONDITION REPORTS?

In a nutshell: a higher standard.

Standard PCAs are debt or lender-level reports that follow the ASTM E2018–15 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment.

On the other hand, Acquisition-level PCAs should go above the standard, and present far more content and analysis of each building system or component.

APCRs require greater collaboration between the client and the consulting team to fine tune areas of concern and cost recommendations. This sets a higher standard for analysis and the resulting assessment.

WHAT IS THE PROCESS FOR AN ACQUISITION PROPERTY CONDITION ASSESSMENT?

When working with EBI Consulting to obtain your APCA, you can expect the following:

  • Kick-off call: review timing, scope, site organization, site contacts, etc.
  • Site visit (may take 1-3 days depending on property condition, complexity, the scope of work, etc.)
  • Status report: submitted with a series of anticipated recommendations for Immediate and Short Term Repairs, and Replacement Reserves
  • Communication with Senior Project Reviewer
  • Draft report submittal and discussion of findings
  • Final report submittal

While our APCA will observe and report on all building components, it is crucial to understand that components such as roof, mechanical, HVAC, elevator, façade, parking garage, as well as other systems may have notable Immediate or Short-Term Repairs, or ongoing Replacement Reserves.

Additional specialist analysis is strongly recommended to fully quantify these issues and costs, and are discussed during the kick-off call and scope of work conversation between the client and EBI's specialist team.
