An Environmental Desktop Review or Report is a limited environmental due diligence service that evaluates a property's existing environmental report, such as a Phase I or II Environmental Assessments or regulatory submittals. It concludes whether the existing report was completed in accordance with standards and practices for conducting all appropriate inquiries (AAI), as well as applicable state regulations and standards.

An Environmental Desktop Report will also highlight potential environmental, health, or safety issues that may require further investigation, or that are of particular concern for the property and its stakeholders.
