In 2017, our team of experts completed a LEED Feasibility Cost Study Analysis for the property and assisted in creating a plan to achieve certification under the LEED O+M v4 rating systems at the silver level. Additionally, our team was contracted to provide services with energy and atmosphere and indoor air quality credits.
Our LEED facilitation services consisted of a multi-step process that began with understanding the client’s goals. We assisted the client in creating the LEED scorecard and determined the credits that the project would need to purse to achieve certification. After we completed the feasibility study, an ASHRAE level II energy audit and complete lighting retrofit was determined to be required for the property. Once upgrades were complete, the Ziggurat Building began compiling the documentation and submittals for USGBC Review. Throughout the multiple phases, EBI held various meetings to review progress and credit compliance, ensured that the LEED scorecard was up-to-date and provided resolution to any issues encountered. After the 5 years of hard work and collaboration, USGBC reviewed the submittal package and awarded the Ziggurat Building with Gold Certification!
Our team of experts led the way to LEED certification over the course of five years, ultimately leading to The Ziggurat Building being awarded LEED Gold O+M by the US Green Building Council. We are most proud of the hard work and effort of so many collaborators including the management and engineering team at Newmark, the tenant, State of California Department of General Services, the contractor M1B and ownership, Nome Capital Partners who made this achievement possible.
