The APCR was performed utilizing methods and procedures consistent with established commercial practices, that follow guidelines set forth from the ASTM E 2018 – 15 Scope of Work. EBI assessed the Subject Property via visual observations in the field, municipal information reasonably obtained, information provided by the Tuxedo Park School, and/or a review of readily available and supplied drawings and documents. Items of assessment included but were not limited to the following: site conditions, structures, building envelope, building interiors, accessibility, building systems, municipalities, and hazards.
EBI provided an in-depth itemized breakdown for the items of assessment, which reported suggestions for repairs (both immediate and short-term), and replacement reserves. The cost estimates provided were based on data obtained from Tuxedo Park School for items already planned, quotes from contractors, EBI’s in-house Acquisition database costs, EBI’s experience with costs and estimates for similar issues, property and building types, city cost indexes, and assumptions regarding future economic conditions.
