Environmental Site Assessments:  Your Key to Understanding Environmental Risks

Environmental risks can have significant impact on the viability and credit quality of your real estate property transactions.  EBI Consulting's goal in completing a phase I environmental site assessment (ESA) is to help you understand the risks completely in a clear and unambiguous manner.  Our experts can perform an environmental site assessment that will alert you of any potential environmental risks within 15 days from the notice to proceed (or faster, if necessary), thus freeing you concentrate on the financial and business aspects of the associated transaction.

EBI Consulting's environmental site assessment services can include:

  • Phase I and II Environmental Site Assessments
  • ASTM Transaction Screening Assessments
  • Due Diligence Assessments
  • Geologic and Hydrogeologic Surveys
  • Hazards Testing
  • Monitoring Well Installation
  • Air, Soil, and Water Sampling and Analysis
  • Wetlands Studies
  • Lead Paint Surveys
  • Asbestos Surveys
  • Radon Testing

Having a thorough phase I environmental site assessment report allows you to be confident in the property transaction decision-making process. The approach used by EBI Consulting meets the ASTM E1527 guidelines and can be augmented with additional protocols to satisfy various needs.

The environmental site assessment relies on four components to complete proper due diligence:

Records Review - EBI Consulting obtains and reviews reasonably ascertainable records from standard sources to help identify recognized environmental conditions. We also review the National Priorities List (NPL) and Comprehensive Environmental Response, Compensation and Liability Information System (CERCLIS) listings, the Resource Conservation and Recovery Act (RCRA) facilities list, pertinent state and local agency records, and a commercially available database.

Site Reconnaissance - Expert environmental site assessment personnel are sent to the property to visually and physically observe the site and adjoining properties. Specific attention is given to evidence of spills, existence of storage tanks, possible sources of polychlorinated biphenyls (PCBs), and indications of improper use of hazardous substances.

Interviews with Owners and Occupants - An in-depth interview with the site manager and representatives from the major occupants is completed. Representatives of local agencies who may have knowledge of the site are also contacted.

Environmental Site Assessment Report – The findings and conclusions are presented in clear and concise language. Our experts work diligently to close issues and present well-written opinions of the recognized environmental conditions at the property.

Environmental Site Assessment Plus - Some clients require property transaction due diligence that exceeds the ASTM guideline; for example, to obtain proper rating from a Wall Street rating agency. EBI Consulting's environmental site assessments can be modified to your needs and to suit your transaction.
